Marketing your Property

 Your Real Estate Agent or Broker works hard on your behalf to get those clients in.  Be  pro-active and educate yourself, after all you want to make as much money as possible.  The following tips will help you.

  • Know your Target Market and identify which type of buyer your house will appeal to:

First time buyers want houses they can just walk into without any extra work or spending any extra cash.  They've usually used up all of their savings for this first purchase.

Young, busy professionals who are not first time buyers usually want a cool designer look and all the modern amenities.  They are buying up and buying into a more trendy lifestyle.  Consider updating to more modern decor, appliances and features.

Wealthy families want homes that they and their extended families can enjoy.  They will have high expectations and are sure to be looking for luxurious finishing details and convenience, as well as extra space for hobbies and leisure time.

Retired persons are usually looking for a home on one level, they generally do not like second floors because of the stairs issue.  Some retirees could be downsizing and wanting a cozy home that requires no additional work and limited upkeep.  To you this means a smaller home, in great condition with perhaps a smaller yard and gardens for hobby time.

Your property is generally the largest investment you will ever make.  You will reap the rewards if you put a little time & money into marketing it as well as you can.

To sell your house you need to use a super critical eye to see any items which need repair or updating.  Most times this is impossible because you've become immune to your surroundings, it's normal and just part of everyday life.  This doesn't mean that your style isn't great, what this means to you is that buyers have specific ideas about what they want and you don't want your personal style influencing their decision making. 

To get top dollar $$ for your house it must look good and be immaculately presented.

  • Style your house or have it professionally styled.  Put out some fresh flowers, set the table, freshen the air and make sure it is clean, tidy and inviting.
  • Know your competition.  Your Realtor will know which properties yours compare to and will offer up examples for you to review.  See how yours compares. 
  • Price your house accordingly.  Listen to your agent, they know what the local market will bear.
  • Location, location, location... Are you close to schools, parks, malls, sports complexes, or walking trails.  If so, these are all unique features and should be highlighted for your potential buyers.
  • Modern kitchens and bathrooms do sell houses and are #1 on the minds of home buyers.  As do spaces specifically designated as home offices
  • Fix anything and everything that could put a buyer off!
  • Clear the clutter, buyers will have a better impression of your home when it is clutter free.  Make sure your closets and cupboards are clear and organized
